Will you be listing my house on the MLS or actually buying it?

We are not agents, and we don’t list houses. We are professional home buyers: we buy houses in Wichita that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.

Who Typically Sells a Home Fast?

There is no typical customer. Every seller and situation is unique. They want to sell a house quickly, to a trusted home buyer who can make a cash offer and close on their schedule.

What Are the Reasons People Sell Fast?

Anyone who simply wants to sell their home without all the hassle of the normal home sales process. This includes:

  • The house is inherited.
  • Relocating or job transfer.
  • Divorce.
  • Behind on mortgage and facing possible foreclosure.
  • Not wanting to deal with repair issues.

What Type of Home Do You Buy?

If you have a home to sell, we’ll do what we can for you. While we don’t place any upfront restrictions, we are not able to always buy everything. When we are not able to purchase, we’ll do my best to find someone who can help.

Will I Get a Fair Price?

We do purchase homes at a discount. In return, you do not have to deal with the normal hassles of selling. You get to sell fast, without cleaning, repairs, etc. Many people see an estimated value on sites like Zillow. These are just a guess based on recent sales in the area, taxes, etc. These homes were in listing condition. However, we will always offer the most we can for your property. We calculate what we think the home would sell for when remodeled based on recent sales in the area. Then we calculate the cost of repairs and remodeling. There are additional costs such as utilities, insurance, taxes while the home is being repaired, and the cost of listing on the MLS after repairs.

Our #1 goal is to help you. There are times when we are not the best fit for you. If that is the case, we will let you know and do our best to find someone who will. We will help you through the process no matter who you are selling to. There may be times when selling isn’t your best option. We also do everything we can to help you through that process.
